Cobble Hill three bedroom with parking asks .75 million

It’s a photogenic unit, with wood floors, mantles, and window seats for admiring the views. And the Cobble Hill apartment also includes a parking space and access to a shared roof terrace. At 219 Clinton Street, it is in a self-managed co-op of just four units in the historic Cobble Hill neighborhood.

Although the four-story building dates from the 1840s, it was remodeled in 1891 for owners Ralph L. and Laura E. Cutter by architects D’Oench & Simon. This renovation transformed the Greek Revival row house on the corner of Amity Street into a much larger dwelling with a three-story brick extension and basement, substantial front porch and Flemish stepped gable. The architects also added a tower which contained an elevator. Brownstoner columnist Suzanne Spellen described the renovations as giving “the house more gravitas and curb appeal.” A map I from 1932 shows the accommodation already divided into several apartments and the elevator still in place.

Unusually, the ground floor apartment has windows on all four sides. The living room, dining room and kitchen are at one end and the bedrooms at the other.

In the living room there are two fronts and a white painted fireplace with a pale blue tiling surround which may date from the 1891 redesign. Parquet floors with an inlaid border lead through a wide arched doorway leading to the dining room where finds a bay window with a windowsill.

The windowed kitchen features white cabinets, a pantry, and room for a small table.

There are three bedrooms, including a narrow one suitable for a nursery or office. The master bedroom is spacious with two exposures, another 1890s fireplace and a window seat.

The in-unit laundry room replaced the elevator in a closet, next to the apartment’s only full bathroom. The floor plan suggests converting an adjacent walk-in closet into a second bathroom.

On the top floor of the building there is a small shared veranda with treetop views and access to a roof terrace.

The building’s owners share trash duties, according to the announcement, but there is a caretaker who cleans the sidewalk. The parking lot is closed.

This unit last sold in 2019 for $921,000. Monthly maintenance is $2,294. Deborah Rieders, Sarah Shuken and Albi Zhubi of Corcoran have the listing and the apartment is asking $2.75 million. What do you think?
