Bell Works New Jersey – the massive site of the former Bell Labs campus in Monmouth County – has reached a 98% occupancy rate, the site’s owner recently announced.

The building located at 101 Crawfords Corner Road in Holmdel has seven new tenants from several areas. The new leases belong to:

  • Summit Facility Solutions, a commercial cleaning and facilities management company, which leased 2,592 square feet.
  • Schibell Law, a law firm, which leased 1,005 square feet.
  • CJ Cheiljedang, a food and organic company, which leased 3,000 square feet.
  • Asbury Park Press/Gannett, a newspaper company, which leased 5,963 square feet.
  • Tel-Networks, a telecommunications company, which leased 1,656 square feet.
  • FirstEnroll, a health benefits enrollment company, which leased 7,480 square feet.
  • Goldstone Residential, a real estate company, which leased 994 square feet.

Other companies, including a pet care company, a children’s school and a sports media company, have extended or expanded their leases, officials said. In total, 21 new rental contracts, extensions or expansions of offices were registered.

“The Bell Works New Jersey campus has had remarkable leasing success this year,” said Ralph Zucker, CEO of Inspired by Somerset Development, which owns and manages Bell Works.

The site was previously known as the Bell Labs Research Center, which was a center of major scientific developments, including AT&T’s cellular technology and the horn antenna, used to confirm the Big Bang theory.

But the company closed the site in 2006. It was eventually purchased and redeveloped into a 2 million-square-foot “work, live, play” campus called Bell Works.

The 472-acre site was called a “metropolis” by Zucker, defined as a self-contained metropolis in the suburbs. It includes entertainment, dining and fitness facilities, as well as offices.

“Over the past decade, it has been inspiring to see this Metroburb evolve into a vibrant hub, with the new additions enhancing its lively and collaborative environment,” he said. “This achievement highlights the importance of diverse, amenity-rich office environments that meet the needs of the modern workforce.” »

Bell Works was dubbed New Jersey’s most iconic building in 2018 by Architectural Digest.

The site also served as inspiration for the office decor of “Severance,” the Apple TV+ show that premiered in 2022.
