Eugene’s Obie Companies is planning a hotel-condo in Corvallis

A new seven-story, mixed-use development with hotel rooms and condos will open on the riverfront in downtown Corvallis in 2025.

The project, designed by Eugene-based developer Obie Companies to boost both residential and social spaces, will start early next year and aims to bring new energy to the area.

Developers plan to build a 75-unit hotel and 92 apartments on the site, located at the corner of First Street and Madison Avenue.

Eugeneans may recognize a familiar model here: The seven-story, 82-room Gordon Hotel and the 127-unit Gordon Lofts in Eugene’s 5th Street Market area, also developed by Obie Companies, use the same mixed-use structure to co-locate residences with hotel units in the same building. An Oct. 10 press release from Obie Companies announcing the development said the project addresses a shortage of quality housing options in Corvallis while providing a new space for social interaction, economic development and riverfront activation.

“As we have seen at the Gordon Hotel and Gordon Lofts in Eugene, the interweaving of our award-winning hotel concept with high-end residences creates a magical blend of hospitality and residential living,” said Brian Obie, president and CEO of Obie Companies. . “We are proud to build a destination that will contribute to the continued revitalization of downtown Corvallis and become an integral part of the local community for generations to come.”

The development is planned to occupy the site of the former Flat Tail Brewery and Blackledge warehouse. Part of the construction process involves reusing materials such as wood and brick.

Once completed, the market-rate Gordon Residences are expected to have amenities such as a club room with a communal kitchen, an outdoor deck with fire pits and river views, an outdoor grilling station and TV, a 24-hour gym, a game room, a pet wash station and a bicycle shed. Hotel guests have access to the 24-hour fitness studio.

Obie said that when developing a project, the company takes into account the last 100 years of community history to develop a design that will “enrich and inspire” the next century to both meet current needs and uplift future generations.

“For this property, we are excited to further activate the connections between downtown Corvallis and the Willamette River through the community created by the Gordon Hotel and Gordon Residences,” Obie said. “It will be one of the most impactful projects in the area in decades.”

The project is expected to start in February 2025 with a hopeful timeline for opening in 2027.
