FARGO — A group of businesses is moving into Townsite Flats, a new commercial/residential development at 4711 45th St. S. in Fargo.

Shops that have opened or will soon open in Townsite Flats include: Adae Salon; Endure Thermal Spa; Froth Coffeehouse; Lindsey Grace Interiors; Radiant Homes; Red Door Pediatric Therapy; and Sage Family Chiropractic.

Townsite Flats was developed by Sam Skaff, owner of Skaff Apartments, who said the building’s 57 apartments — a mix of one-, two- and three-bedroom units — filled up quickly.

At a time when many commercial spaces in the Fargo-Moorhead area are vacant, Skaff said Townsite Flats has only two commercial spaces left for lease.

He said he built Townsite Flats because of the success Skaff Apartments had with Stone West Village, a retail/housing development built about 15 years ago in the 17th Avenue and 50th Street area of south Fargo.

Skaff, whose family founded Skaff Apartments in Moorhead in 1957, said he expects Townsite Flats to be a successful addition to the company’s operations.

ADAE Salon was founded in 2012 and since 2017 the company has been owned by Anna Joyce.

The salon opened in Townsite Flats in late July after moving from its previous location in Stone West Village.

Anna Joyce, a young woman, is leaning on a counter. She has long blond hair. She is wearing a gray tank top. The tips of her nails are painted pink.

Anna Joyce owns and operates ADAE Salon, which recently moved to the Townsite Flats development at 4711 45th St. S. in Fargo.

Joyce said what sets ADAE apart is that it is not a full-service salon, but instead specializes in areas such as dimensional coloring, haircuts, styling and extensions.

“We operate on the philosophy of community rather than competition and are happy to refer you to other talented professionals for the rest of your beauty needs,” Joyce added.

Endure Thermal Spa is owned and operated by Ethan and Katie Pendley of Mapleton, North Dakota.

Katie Pendley said that while similar concepts exist elsewhere, Endure Thermal Spa will be the first of its kind in the region.

“We are proud to offer a unique, stand-alone facility focused on sauna, cold bath and lymphatic massage services,” she said, adding that the spa plans to open in January 2025.

The schedule, she said, will help clients “warm up during the winter months, beat the winter blues and boost their immune systems through spa therapies.”

As Endure Thermal Spa and other stores open in Townsite Flats, Katie Pendley said, “There’s definitely a sense of community and support as we all begin this journey together.”

Hope Burchill, owner and operator of Froth Coffeehouse, expects to have her shop up and running in Townsite Flats in October.

Burchill describes his business as a warm place to meet friends, study or “explore hobbies with a fun drink in hand.”

She said that by partnering with local vendors, promoting engaging community events and committing to sustainable practices, her shop aims to contribute to the vibrancy and unity of the community in addition to serving exceptional coffee.

“We offer tea and lotus energy drinks for anyone who doesn’t drink coffee. We offer freshly baked muffins and cookies daily, as well as a rotating pastry menu,” Burchill added.

Lindsey Christie is the owner and principal designer of Lindsey Grace Interiors, a full-service interior design firm that has been working with homeowners and builders in the Fargo-Moorhead area for seven years.

The company’s new space in Townsite Flats will serve as a design studio and retail boutique.

Christie said the company works closely with builders, architects and clients to design bespoke homes and also offers a full decorating service.

“With our new location, we are excited to offer retail shopping for carefully curated accessories, kitchenware, bedding, furniture and rugs,” Christie said, adding that the company had the honor of designing two of its neighboring businesses in Townsite Flats – ADAE Salon and Froth Coffeehouse.

Radiant Homes, which has been operating in the area since 2012, plans to complete its move to new offices in Townsite Flats by early October.

The company, which builds custom homes and provides renovation services, will remain open throughout the transition, according to David Reid, president and owner.

“We expect significant traffic and the ability to recommend other people’s services to customers,” he said.

Red Door Pediatric Therapy

Red Door Pediatric Therapy is owned by Heather Arnt-Kempel and Kelli Ellenbaum.

The brand started in Bismarck in 2006 and since then has added a number of locations in North Dakota, including Minot, Grand Forks, Beulah and now the Townsite Flats location in Fargo, which opened in late August.

Red Door Pediatric Therapy provides speech, occupational and physical therapy services to children ages 0-21.

Arnt-Kempel and Ellenbaum said that over the 18 years Red Door has been in business, the company has focused on solving problems. That approach, they added, extends beyond therapy services to Red Door’s scheduling and billing services as well.

Aavrie Kielty and Ashley Ueckert are the owners and chiropractors of Sage Family Chiropractic.

The clinic, which opened in early September after about a year of planning and site selection, is the first business for Kielty and Ueckert, who offer chiropractic services ranging from pediatrics to geriatrics.

Specific services include: cold laser, electrical muscle stimulation, scraping, cupping, taping and craniosacral technique.

According to Ueckert and Kielty, the clinic’s rooms are individually tailored to the needs of patients, with two rooms dedicated to pediatrics and pregnant women. Another room is reserved for patients with mobility issues, while a fourth room houses a flexion distraction section that specifically helps relieve lower back pain.

The clinic’s location offers patients a variety of service options, Kielty said, including “getting a cup of coffee, getting pampered, improving your home, getting an adjustment and improving your family’s well-being.”
