A $13 million listing in the Dallas-Fort Worth suburb of Southlake has it all and more.

The 20,000-square-foot estate at 935 West Dove Road is the most expensive listing to hit the market in Texas this month, according to the Houston Association of Realtors.

It features the ultra-luxury basic amenities of six bedrooms, two living rooms and a gym. But then it goes even further, with a bowling alley, three games rooms – one with a bar – along with a tiered media room and a 10-car garage. The house sits on 7 acres and costs $630 per square foot.

For ultra-luxury buyers, over-the-top amenities have become an expectation rather than a bonus — especially in Southlake, where the median annual income is more than $250,000, according to the U.S. Census Bureau.

This home sold in April before reappearing last month with a 4 percent markup. Another nearby estate, at 1469 Sunshine Lane, also came back on the market in August, listing for more than $27 million – a 50 percent increase from its previous listing of $17.9 million, after closing last fall. went viral for its luscious features. The price rose from $576 to $880 per square foot.

“This is the most Southlake house we’ve ever seen,” Zillow Gone Wild posted on X at the time. The now-deleted post was viewed more than 1 million times, the Dallas Morning News reported.

The Sunshine Lane estate features a glass-enclosed trampoline, two saltwater pools, 30-foot ceilings and a garden made from the same grass used in the 2017 Super Bowl at NRG Stadium in Houston. In addition, a soundproof music room was added during a renovation this year.

The house at 935 West Dove Road was once owned by local developer Bryan Elliott, property records show. He co-founded Lorant & Elliott Estate Homes with Michael Lorant after selling his marketing company, which at the time was earning $90 million in revenue, according to Lorant & Elliott’s website. The two developed Quail Hollow in 2015, a nearby gated community filled with luxury estates on large lots.

Elliott and the company did not immediately respond to requests for comment. The company has turned around several properties in Southlake in renovations, according to its website.

Texas’ ultra-luxury housing market has seen increased activity this year, with Dallas-Fort Worth leading the state with 11 home sales last listed for more than $10 million. That surpassed all of last year’s eight sales and surpassed Houston’s six so far.

Nine of the most expensive listings in Texas in October were asking more than $10 million, according to the Houston Association of Realtors. Two of the top five are in the Dallas area, two in Houston and two in Austin.
