Newly Listed Perry Heights Home Offers Classic Charm, Updated Style, and Space for Entertaining

In decades past, Dallas had a number of family streets not far from downtown, with tidy homes on large, tree-lined lots. Over time, many of these homes were razed to make way for shopping centers, highways, and fast food restaurants. But step into the Perry Heights community, and it’s like stepping back in time. Thanks to determined residents with deep roots in architecture and the arts, Perry Heights still retains its charm a century after its founding.

On a quarter-acre corner lot at 4402 Rawlins St. sits a four-bedroom, two-and-a-half-bath brick residence that is now on the market. Once owned by the couple who fought hard to preserve the character of Perry Heights and the surrounding area, the Prairie-style home was built in 1927. It has been both updated and beautifully preserved by the current owners , says listing agent Amy Messer of Douglas. Elliman Real Estate, which adds that the sellers carried out the work themselves with the help of interior design friends. “People who love old houses love them for a reason, so (the sellers) wanted to preserve as much of the original house as possible while transforming it into something modern and chic.”

Hardwood floors dating from the 1920s run underfoot, leading through arched passageways to clean-lined rooms with classic moldings and large windows. Updated wall coverings, fixtures and lighting add visual interest. In the remodeled kitchen, white subway tiles and a white farmhouse sink contrast with dark gray cabinets and stainless steel appliances. The bathrooms are also completely renovated. While many rooms were recently repainted in calming neutral tones, the homeowners added a bright teal bar to the brick sunroom just off the living space.

“I think in Dallas, especially with all the new construction, we’re used to a white box and everything that looks the same,” Messer says. “That’s what I love about this place. It doesn’t look like that. It’s really special and cozy when you enter. Comfortable, but also spacious – at 3,579 square feet, this is one of the largest homes in Perry Heights.

One bedroom is downstairs, while the others (including the master suite) are upstairs. The primary has a large dressing room and its own adjoining conservatory. The second floor also includes two office spaces.

In front of the house, towering trees shade the landscaping, while a brick porch shades the front door. At the back, a renovated courtyard awaits you. “The owners completely redid the backyard: landscaping, lighting, new fence, cameras,” shares Messer. “They resurfaced and re-tiled the pool, new pool equipment, all new decks and turf, French drains.” As in the rest of the house, new elements in the courtyard complement the old ones. A pile of vintage bricks in the house were used to create a landscaping feature.

All this makes it a perfect home for relaxed family life and hosting guests. “(The property) entertains so well. They got married there once,” Messer notes. “They organized big parties. The house is sinking.

And if visitors decide to stay the night, they’ll have access to a guesthouse on the property, complete with its own kitchen and bathroom.
