Landlord who offered vulnerable women rent reduction for sex acts sentenced to two years in prison |  UK News

A ‘sex for rent’ landlord who asked young tenants to perform sex acts in exchange for a reduction in rent has been jailed for two and a half years.

Frederick Allard, 73, preyed on three “vulnerable women” by offering them a room in his house – which he advertised on Spareroom and rented only to women – in exchange for “sexual favours”.

The pensioner told a teenage tenant to always “be prepared to do anything I ask” and when she rejected his advances, he told her: “If you don’t want the room, it’s not severe “.

Allard asked a tenant to perform oral sex in order for him to stay, and a search of his devices uncovered a collection of pornography that included videos showing “exploitative sexual relations between landlords and their tenants.”

Allard has now been jailed for 30 months and on the sexual offenses register for a decade.

Salisbury Crown Court, Wilts, heard the offenses took place between February 2019 and January 2023 and involved three women.

Allard was heard to run a boarding house out of his £270,000 six-bedroom home in Tidworth, Wiltshire.

In 2019, a 20-year-old victim “had to leave her home,” she messaged Allard on the website.

Allard invited the girl to the property and that’s when he told her he “expected her to do certain things” in order to rent the room.

“She didn’t know how to react – she just had to get out of the situation as quickly as possible,” His Honor Judge R Taylor said.

“She ran to her car and left.”

The second victim, a 19-year-old girl, was also desperate for somewhere to live and was informed of a vacant room on the noticeboard of a local Tesco.

It was revealed that during each visit to the house, Allard “secretly recorded” her – including once when he filmed himself sexually assaulting the teenager.

On this occasion, in 2020, Allard took her to his room, sat on the bed and asked her to sit next to him.

When she refused, she picked her up and placed her on her lap.

“You said you had a penchant because you liked giving girls massages,” the judge told Allard.

The owner touched the young girl – especially on the breasts – and she ended up leaving the room.

Shortly after, the teen asked Allard why he “tried to take off my hoodie.”

In response, Allard sent a message “If you don’t want the room, that’s okay.”

The teenager told her landlord she wanted to continue renting the room.

“Okay, but you’ll have to try harder than this girl, I’m doing everything I can for you,” he texted her.

Allard told her to “try again” and she told the 73-year-old she was “confused”.

“I think you know what to do for me without me saying it,” he told her.

“It’s up to you: how bad do you want this room?” Next time you come, be ready to do whatever I ask of you.

The judge said the impact of Allard’s behavior on the teenager was “truly horrific”.

“She finds men intimidating, she struggles with intimacy,” he said.

The third victim stayed at the six-bed house in 2021.

It was learned that within a day of knowing her, he sent her sexually explicit texts and then asked for favors.

“Give me a blowjob and get your tits out and then you can stay,” he told her.

“I’m not asking to fuck you, you’re sticking your tits out on the beach.”

The judge told Allard: “You thought at the end of the month she would be desperate and sleep with you because she needed somewhere to live.”

Allard was arrested and a search of his devices uncovered a large collection of porn downloaded to his devices – including “exploitative sexual relations between landlords and tenants”.

He was sentenced to 30 months in prison and placed on the sex offenders register for a decade.

“The victims here just wanted and needed a place to live,” the judge said, “you sought to extort sexual favors from them in exchange for a room.”

The judge said there was a relationship of trust that had been broken by Allard and he said there was no mitigation for the owner.

Allard pleaded not guilty to three counts of inciting or inciting prostitution for gain and sexual assault, but was found guilty at his trial in May this year.

Complex Crime Investigator Elly Moxom previously said: “Allard’s actions had a significant impact on the female victims who all demonstrated courage and resilience throughout the investigation and trial .
