Jazz Age East Flatbush Home With Garage Costs $930,000

Although it’s modest, this East Flatbush semi-detached home appears move-in ready with a renovated interior and updated mechanicals. There’s also a garage and a shared driveway.

The wood-frame dwelling at 3316 Farragut Road is one of two sets of matching semi-detached houses with simple details, including enclosed brick porches and shed dormers. No. 3316 still retains its brick steps leading to the front door and the dormer window seen in the circa 1940 tax photo. A 1922 notice of sale for the neighboring semi-detached houses shows that they were completed in May 1922 by builder Melville A. Schroeter, while a certificate of occupancy shows that both houses at 3316 and 3316 were formally signed in the fall of 1923.

The 1922 sales prospectus refers to one of the homes as “a beautiful new tax-exempt single-family home.” This tax-exempt description appears frequently in Brooklyn real estate listings between 1921 and 1924, due to a 1920 ordinance exempting new housing from taxation in an effort to stimulate construction and alleviate the housing shortage after World War I.

This single-family home is just 13 feet wide and features a living room, dining room and kitchen on the main floor, with three bedrooms and a full bathroom above. A new powder room was installed between the kitchen and dining room, and the unfinished basement includes a powder room and laundry room.

When the home was last listed in 2018, the second floor had been renovated, but the main level was left intact. The hardwood floors, staircase and a kitchen with a vintage Chambers range were still in place. There are vaulted ceilings and original crown molding. A recent renovation refinished the wood floors, left a brick mantel in the living room intact and gave the stairs a fresh coat of paint.

The kitchen and adjoining dining area have been updated with bold black and white tile, white cabinets and stainless steel appliances. The small workspace includes a dishwasher.

All three bedrooms have ceiling fans and the largest has dual exposures. The home’s full bathroom has also been renovated with large gray floor and wall tiles and white fixtures.

Outside, the garage needs some updating. The preview provided in the tax photo may give you an idea. There is also room to rethink the landscaping. Currently, the yard includes a concrete patio and a raised bed.

The property last sold for $565,000 in 2018. Listed with Lior Politi of Corcoran, it is priced at $930,000. What do you think?
