.5 Million Idaho Ranch Hits Market With 450 Acres

Just 45 minutes west of Boise, Idaho, lies the small town of Parma. Known for its agricultural roots, the rural Canyon County community is ideal for those looking to say goodbye to big city life. If that sounds like you, a 450-acre plot of land tied to a prominent Idaho family is now for sale for $22.5 million.

Tree Top Ranches, also known as Parma Lodge and Stables, has been owned and operated by Larry and Marianne Williams for more than 25 years. The couple founded Idaho Timber in 1979 and are well-known throughout the Treasure Valley for their charitable giving and passionate involvement in Idaho sports and politics. They are selling the sprawling ranch to “reduce their holdings,” Trent Jones, a real estate agent for Hall and Hall, told reporters. Idaho Statesman.

The Williamses have deep roots in farming and ranching, and the sprawling Parma property, which is nearly twice the size of the nearby town of Notus, reflects the duo’s long-standing involvement in thoroughbred hunting and racing.

The property is comprised of three main structures reminiscent of classic Kentucky horse farms. The 9,000-square-foot owners’ lodge was built in 2001 and overlooks a picturesque chain of interconnected lakes. Inside, a vaulted ceiling dominates the living room with its towering river-stone fireplace, and nearby, the spacious chef’s kitchen combines modern appliances with plenty of wood cabinetry and a copper hood above the range. A breakfast nook topped with a skylight completes the space.

Nearly two-thirds of the ranch is devoted to cropland and pasture.

Hall and room

The master suite is on the second floor with a gas fireplace, alongside three additional guest bedrooms with en suite baths. Each bedroom has a balcony with panoramic views. There is also a wood-paneled home office and gym on this level. A domed structure crowns the residence, offering 360-degree views from inside. On the ground floor, a semi-circular wood bar and an outdoor area with a hot tub and fire pit offer next-level entertaining.

While it may seem quite massive, the owner’s lodge comes in second as the largest building on the estate. The 12,000-square-foot stable, built in 2000, holds the title instead with a manager’s office, showroom, break room, feed room, horse stall, and veterinary suite in addition to its 18 stalls. A training pen and built-in barbecue are also part of the equestrian complex. The third major structure on the ranch is the manager’s residence, which was built in 1998 with four bedrooms and three bathrooms.

The ranch enjoys more than a mile of frontage on the lower Boises River, and approximately 320 acres of the property are devoted to cropland and pasture, as well as wetlands and wildlife food plots.
