The Mitchell City Council is considering approving two TIF districts for two local businesses: Mitchell Republic

MITCHELL – The Mitchell City Council on Monday will consider approving a pair of TIF (Tax Increment Financing) districts that would fund economic development.

The council will discuss the matter at its meeting on Monday, November 4. The meeting is scheduled for 6 p.m. at Mitchell City Hall.

Palace City Brewing, a new local brewery being built in downtown Mitchell, is seeking TIF funds to support $500,000 in construction-related costs.

Local developers behind the local brewery are investing $2.9 million in renovations to the old building along Railroad Street.

The second TIF district on the council’s agenda aims to fund $330,206 for a local auto detailer’s expansion plans on Mitchell’s west side. The owner of MAD Garage, located off Highway 37, plans to build a 5,900-square-foot building next to the existing business.

If approved, the city would pass TIF funds on to the developers in the form of a grant.

Both TIF districts are considered economic development TIFs. Over the past year, an increasing number of TIF economic development districts have been approved by the council.

Among the latest economic development TIF districts to be approved were Iverson Powersports and Interstate Glass TIFs, both of which promise to create new jobs and increase revenue.

Palace City Brewing and MAD Garage’s TIF district applications received a recommendation of approval from the city’s Planning and Zoning Commission at its Oct. 28 meeting.

Other matters the council is expected to discuss at the meeting include:

  • Setting a date for a hearing and action on several alcohol license applications, including for the Thunderbird Lodge, the Corn Palace Shrine Club and the Mitchell Meat Lodge.
  • Hold a hearing and take action on an application for two conditional use permits for Josh Frost.
  • Consider setting a date for a board hearing for Kyle Zacher, who has applied for a variance permit on the maximum height of an accessory building.
  • Issuing a quotation for the construction of a South Wastewater Treatment Plant.
  • Consider purchasing a Walking Floor Trailer from BuyBoard for recycling project #2024-31.
  • Set a date of November 20, 2024 at 1:30 PM for the opening of bids for the West End Bridge 2023 Bridge Improvement Grant Project.
  • Set the date to November 7, 2024 at 1:30 PM for the opening of the bid for the 7th traffic light and the rebid of the main traffic light.
  • Maintain citizen input.
