Brooklyn Heights unit with stained glass windows and fireplace mantel, $725,000

Brooklyn Heights unit with stained glass windows and fireplace mantel, 5,000

Located in a striking building near the Brooklyn Heights promenade, this one-bedroom apartment boasts beautiful features including hardwood floors, a fireplace, and a bay window with banquette seating and stained glass. All in a practical layout that also includes some storage space with four closets.

It is located in the Brooklyn Heights Historic District, on the fourth floor of 149 Willow Street. Dating from 1889, the five-story brick and stone building was designed by J. G. Glover for owner Charles Collins, according to filed plans. It is an exuberant and eclectic building with two towers of rounded bay windows resting on a brownstone base. The upper portion of the building is red brick, contrasting nicely with the patina of the copper bays. The original design included recessed entry doors behind a large arch; they can be seen in the circa 1940 tax photo. Although the arch is still in place, the doors were replaced in a 1942 renovation with a colonial-style door and bull’s-eye windows that offer their own original charm. The renovation, by Oscar I. Silverstone, also increased the number of units in the building from 10 to the current 20.

Inside the unit is a small foyer (with closet) that opens to the living and dining areas. Finishes are white throughout, creating light and bright rooms. The curved bay window features the aforementioned window seat, and a simple white mantel is surrounded by terracotta-colored tiles.

The glass-front kitchen appears to be in good condition with white cabinets, countertops and appliances, including a dishwasher. A new countertop and updated appliances could give the room a bit of a facelift.

At the other end of the apartment, the bedroom is large enough to accommodate a king-size bed and has a window and a closet. The bathroom, fitted with all-white fixtures, is located off a small hallway that includes two more closets.

Building amenities include laundry facilities, bike storage, and private storage. Maintenance for this unit is $1,000 per month. The listing states that there is currently a $51 per month contribution to increase the reserve fund. The building allows pied-a-terre, but does not allow subletting.

Listed by Carrie McCue, Tamara Abir and Noah Plener of Compass, the apartment is priced at $725,000. Is that worth asking?
